01

Start with the full timeline

Map the likely offer, closing and listing dates before choosing a financing structure. Current housing obligations, expected proceeds, reserves and occupancy plans can all affect the available paths.

02

Protect liquidity intentionally

A larger down payment is not automatically the best answer. Compare the effect of each option on reserves, investment plans and the costs of carrying two homes.

03

Prepare for underwriting early

Gather current mortgage statements, insurance and tax information, asset statements and a realistic plan for the departing residence before an offer creates a deadline.
